Certificate of Occupancy

The City of Vicksburg requires that a Certificate of Occupancy (C.O.) is received for any building that is erected or modified and also for any change in use of an existing building or land before occupancy can occur. Before a final inspection can occur, which would result in a Certificate of Occupancy being issued, all appropriate fees should be paid. A final inspection would include an inspection from the following departments:

Fire Department

Planning Department

Public Works Department

Building & Inspection Department

Exception: One and Two Family Dwellings will be inspected by the Building & Inspection Department only.

Each inspecting department will submit a report to the Building & Inspection Department that either ensures compliance with regulations or details the measures necessary for compliance.

Based on these reports, the Building & Inspection Department will either approve your request for a C.O. or report what is out of compliance. If your property initially fails inspection, you can make the necessary corrections and request another final inspection. Upon a satisfactory inspection by all departments, a certificate of occupancy will be issued for the property. You will be notified by telephone within approximately 2 days following the inspections that the certificate of occupancy is available. If the property will be used for commercial purposes, you must apply for your business license before the certificate can be released.

In a case of undue hardship, the Building & Inspection Department may issue a temporary or partial certificate of occupancy for a period to be determined by the Director of Building & Inspection, provided that they find that:

a) The site development requirements are essentially completed, but due to unavoidable delays they can not be entirely completed as required in a reasonable time, and

b) The owner or his agent has provided a performance obligation pledging corrective action on all standards that did not meet compliance.
